Terms of Business

Moneyrow Homes Ltd (“Moneyrow Homes”, “we”, “us”) is a company registered in England and Wales (company number 17298385) registered office at 26 Station Road, Watford, Herts WD17 1JU. These terms apply to any landlord or provider who engages with Moneyrow Homes through this website or otherwise.

Moneyrow Homes acts as an intermediary between property owners (“Landlords”) and housing or support providers (“Providers”). Depending on the arrangement, we may:

• Enter into a lease directly with a Landlord, and a separate lease with a Provider, on mirrored or related terms; or
• Structure another leasing arrangement as agreed in writing with the Landlord and/or Provider

Where we lease a property from a Landlord and on to a Provider, we act as tenant to the Landlord and as landlord to the Provider under two separate legal agreements.

• Sources and matches suitable Landlords and Providers
• Structures and manages the leasing arrangement between the parties
• Uses Moneyrow Properties Ltd to manage the property and oversee the Provider’s ongoing compliance with the lease
• Collects rent due from the Provider and pays the agreed sum to the Landlord in accordance with the Landlord’s lease

• Landlords: We pay you a fixed, agreed monthly sum for the duration of the lease term, regardless of the arrangement we have with the Provider. A one-off setup fee is payable upfront, covering setup and the legal cost of preparing and reviewing the lease. This will be confirmed in writing before you commit.
• Providers: Your lease terms, including rent payable, will be set out and agreed directly with you in writing.
• Moneyrow Homes’ margin is generated as part of managing the arrangement between the two leases. This is not a separate charge to either party beyond what is set out in your own agreement with us.

By entering into a lease with Moneyrow Homes, a Landlord confirms the property:

• Is legally owned or that they have the right to let it
• Meets applicable safety and legal standards for letting (e.g. gas, electrical, fire safety)
• Is free of any restriction that would prevent this arrangement

By entering into a lease with Moneyrow Homes, a Provider agrees to:

• Use the property in accordance with the terms of their lease
• Maintain the property to a reasonable standard
• Cooperate with reasonable compliance checks carried out by Moneyrow Properties on our behalf
• Hold any regulatory registrations or licences required for their use of the property

Specific lease terms, notice periods, and termination provisions will be set out in the individual lease agreements entered into with each Landlord and Provider. These Terms of Business do not themselves create a lease or tenancy.

Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be excluded by law. Subject to that, our liability is limited to the fees paid to us under the relevant lease.
